Preheat oven to 400 degrees. Spray muffin pan with cooking spray and set aside. In a large bowl mix the dry ingredients (flour through salt) and make a well in the middle. In a separate bowl mix the milk, extract, egg beaters and applesauce.
Add the milk mixture to the flour to moisten. Fold in the kiwi. Fill each muffin pan > full.
Topping: Mix flour, almonds and brown sugar. Add margarine to moisten. Sprinkle over each muffin. Bake in oven 20 to 25 minutes or until golden brown. Let cool.
